Vail Hotel

Description:This project involved renovation of a historic 5-story Pueblo Landmark into a 56-unit apartment complex for the elderly. The renovation of this 5-story building plus basement, elevator penthouse and mezzanine included:

  • gutting of the upper floors and basement (retaining the historical features)
  • exterior masonry cleaning
  • complete restoration/renovation of the hotel to apartment units with the most modern mechanical, plumbing, and fire protection systems including elevator installations
  • new roof fire exits, sidewalks, and paving
Vail Park was done by separate contract in 1984 by Mountain Air Construction at a cost of $62,000.  This project received the National HUD Award.

    Fenix Apartments

    Description:This projected consisted of a renovation of a historic four-story brick and wood frame orphanage (Sacred Heart Orphanage) into a multi-family apartment complex. The building was listed on the National Register of Historic Places in April of 1989.  This rehabilitation project began in January of 1989 with interior demolition, asbestos removal, roofing, and masonry cleaning, elevator installation, new HVAC, electrical, plumbing and fire suppression systems.

    It was developed under the HUD Section 8 Moderate Rehabilitation Program in conjunction with the State Division of Housing.  It consisted of 52 apartments, four one bedroom, 44 two bedroom and four three bedroom. The main structure has 47 apartments, while the old boiler house in the back has 3 units and the old priest house to the east was converted into a duplex.  This project involved restoration of the building's original architectural features including:

    • red pressed brick with Colorado whit sandstone foundations
    • cupola with a bell tower and original bell tops the entryway
    • astride round stone columns
    • shingled dormers (both new and original) which project from the tile roof
    • central entrance with birch staircase and carved newel posts
    • elevator installation
    • birch paneled entry doors, transoms and sidelights which are highlighted with art glass
    An elevator was added in 1990 at a cost of $52,392 by separate contract.

      Qual-Med Corporate Headquarters

      Description:This project consisted of the renovation of old Woolworth Department Store, aka “The Pope Block” building, to the Corporate Headquarter Offices for QualMed HMO. This was one part of a three building, 150,000 sf historical building remodel. This project included designing an the entire communications infrastructure incorporating generators and dark fiber cabling for computers, telephone equipment, data and fax equipment.

        The Waterfront Building

        Description:This project consisted of rehabilitation and adaptive reuse of a 21,000 sf structure to the Union Avenue Historic District.  The building was constructed in 1917, was the National Broom Manufacturing Company in the 1960’s, and the Sportsmart in the 1970’s.  The building stood vacant from the early 1980’s to 2010.  This renovation included complete demolition of the interior, extensive renovation of facility brickwork (interior and exterior), new windows and doors, addition of a new 4,000 sf penthouse, new walk-out patio to the riverwalk, interior finishes, ADA accessibility, additional egress stairs, ADA accessible restrooms, new electrical and HVAC, plumbing and fire suppression. It is located on the Historic Arkansas River Walk across from City Hall/Memorial Auditorium.  The 1st level houses the Center for American Values, 2nd level consists of retail and restaurant tenant spaces, 3rd level includes office spaces, and 4th level penthouse is used for conference/hall type activities.
