Description: | This project consisted of a 200,240 sf remodel of an existing computer manufacturing building for a new flight training academy for the United States Air Force, along with design and construction of three maintenance and storage hangars (approximately 58,800 sf). The remodel included 195 lodging units, classrooms, teaching auditoriums, fitness/recreation facilities, cafeteria, and offices. This was an extremely fast-track project totaling approximately $14.8 million with a time schedule from beginning to end of six months. HGF design team worked on a difficult remodel of a 12-year vacant building to produce a working set of construction GMP documents within 6 weeks. In coordination with Bassett Construction Company the project was successfully completed and occupancy was delivered on time within the 6-month time schedule. | |

The Waterfront Building

Description: | This project consisted of rehabilitation and adaptive reuse of a 21,000 sf structure to the Union Avenue Historic District. The building was constructed in 1917, was the National Broom Manufacturing Company in the 1960’s, and the Sportsmart in the 1970’s. The building stood vacant from the early 1980’s to 2010. This renovation included complete demolition of the interior, extensive renovation of facility brickwork (interior and exterior), new windows and doors, addition of a new 4,000 sf penthouse, new walk-out patio to the riverwalk, interior finishes, ADA accessibility, additional egress stairs, ADA accessible restrooms, new electrical and HVAC, plumbing and fire suppression. It is located on the Historic Arkansas River Walk across from City Hall/Memorial Auditorium. The 1st level houses the Center for American Values, 2nd level consists of retail and restaurant tenant spaces, 3rd level includes office spaces, and 4th level penthouse is used for conference/hall type activities. | |

Description: | This project consisted of the construction of exhibit “shells” in the Animal House. The “exhibits” were constructed under separate contract. A great deal of coordination was necessary between the General Contractor and the Exhibit Contractor. The interior work was completed in two phases (before exhibit work and fi nalization after exhibits were completed). The “exhibits” took approximately 3 ½ to 4 months to complete. During construction of the “exhibits” it was necessary for the different trades (subcontractors) to coordinate their work with the exhibit contractor. During construction and under another separate contract the Owner provided the geothermal loop field, drilling and piping. The geothermal groundwork was tied to the heat pumps located in the Animal House. The geothermal system provides for the heating and cooling of the Animal House. | |
